Residenza B

Size4 rooms

Residenza B’s name isn’t just making a claim about the small size of the place, but about its atmosphere as well, this discreet little four-room bolthole is nothing if not residential in aspect. And a remarkably stylish little residence it is, as well. Here architect Stefano Dorata has turned a 19th-century building into something quite modern, which, in Rome, means there are plenty of echoes of the past, in the form of classic travertine marble in the bathrooms as well as vintage and retro-inspired furniture alongside modernist classics and contemporary Italian-designed pieces. The location is central but not touristy, thanks to the fact that its near neighbors are the Quirinale (the presidential palace) and the Palazzo Barberini, home to the national gallery. The atmosphere inside is remarkably tranquil, and while the rooms are relatively compact, this is still central Rome, after all, they’re plenty spacious enough, and feel even more so thanks to their uncluttered design and simple palette of whites and warm neutrals. There’s a fine breakfast and a daytime tea service, as well as a capable concierge, but not much else, then again there’s nothing you can’t find within a few minutes’ walk from the hotel.

About

Via XX Settembre and the Quarter That Shapes the Stay

The stretch of Rome between the Quirinal Hill and the Termini corridor occupies a particular position in the city's accommodation map. It sits clear of the most touristed passages near the Trevi Fountain or Piazza Navona, yet remains within walking distance of the Borghese galleries, the Via Veneto arc, and the ministries and embassies that give this part of the city its particular administrative composure. Via XX Settembre runs through this territory as one of the broader, calmer arteries of post-unification Rome, lined with the heavy stone facades typical of late-nineteenth-century institutional building. Residenza B occupies an address on this street, and that placement tells you something immediately about what kind of stay it offers: measured, residential in feeling, positioned for guests who want proximity to the city's layers without the ambient noise of its most trafficked centre.

Residenza B holds Michelin Selected status in the 2025 guide, marking it as a character-led stay in central Rome. That designation places Residenza B in a peer group that includes many of Rome's smaller, character-led properties. For a residenza-style address in this quarter, that recognition confirms a standard of delivery that repeat visitors and careful first-timers can depend on.

A Residential Format in a City of Palace Hotels

Rome's premium accommodation offer has long been dominated by the grand hotel register: the large-footprint palaces near the Spanish Steps and Via Veneto, from the Hassler Roma at the top of the Steps to the Hotel Eden on Via Ludovisi, and the newer-generation flagship addresses such as the Bulgari Hotel Roma. Against that field, the residenza format represents a different logic: fewer keys, a domestic architectural register, and an experience that reads more like inhabiting a well-appointed Roman building than checking into a hotel infrastructure. Hotel Vilòn and Portrait Roma operate in a comparable small-footprint mode, though each occupies a different neighbourhood and price tier. Maalot Roma and Hotel Locarno offer further points of comparison within the city's character-property register.

The residenza format is not simply a smaller hotel. It typically implies a building conversion rather than a purpose-built hotel structure, a smaller staff-to-guest ratio, and a correspondingly quieter atmosphere in corridors and public areas. This is accommodation that suits guests who have already resolved their sightseeing programme and want a base that feels proportionate to the city rather than insulated from it. Guests accustomed to the full-service operations of properties like JK Place Roma should calibrate expectations accordingly: the draw here is character and location, not a concierge team or in-house restaurant infrastructure at scale.

What the Neighbourhood Gives You

The area around Via XX Settembre functions as a practical base in a way that many more central addresses cannot quite match. The street itself connects directly toward the Quattro Fontane intersection, from which the Barberini and Repubblica metro stations are both reachable on foot. The Borghese Gallery, which requires advance booking regardless of where you stay, sits within a reasonable walk or short taxi fare to the north. The covered market at Via Andrea Doria, the department stores on Via Cola di Rienzo, and the restaurants of Prati are all accessible. For guests whose primary interest is early-morning visits to major sites before crowds build, this quarter's position allows efficient movement in multiple directions.

Character of the street itself matters for sleep quality in a way that a central Rome address often cannot guarantee. The reduced traffic and the absence of the bar and restaurant strips that cluster around Trastevere, Campo de' Fiori, or the Pantheon mean that evenings are quieter. For summer visits in particular, when central Rome's noise levels rise sharply after 10 p.m., the relative calm of this address is a material advantage.

Placing Residenza B in the Wider Italian Circuit

Guests building an Italian itinerary around character-led properties in this register have a coherent network of peer addresses to consider. In Venice, Aman Venice operates at the highest end of the palazzo-conversion format. In Florence, the Four Seasons Hotel Firenze and Milan's Portrait Milano anchor the northern tier. For guests extending south, Borgo Santandrea on the Amalfi Coast and JK Place Capri represent the coastal equivalent. Further afield in Lazio, Corte della Maestà in Civita di Bagnoregio offers a rural counterpoint for guests combining Rome with the surrounding countryside. In Umbria, Castello di Reschio and in Tuscany, Rosewood Castiglion Del Bosco in Montalcino and Il Pellicano in Porto Ercole complete the central Italian arc for those spending longer in the region. For guests arriving in Italy via the north, Passalacqua on Lake Como and Casa Maria Luigia in Modena represent the character-property standard in their respective territories. The Savoia Excelsior Palace Trieste provides a point of comparison in the northeast.

For guests planning across a broader European circuit, The Fifth Avenue Hotel in New York, Badrutt's Palace Hotel in St. Moritz, and Hôtel de Paris Monte-Carlo represent the grand-hotel register against which the residenza format deliberately positions itself differently.

Planning the Stay

Residenza B sits at Via XX Settembre 4. The address is direct to reach from Termini by taxi or on foot, and the Repubblica metro stop places the property within the city's transit network without requiring a car. Booking is essential, and the Michelin Selected 2025 listing confirms the property’s current recognition. Guests visiting Rome in spring (late March through May) or autumn (September through October) will find the neighbourhood at its most manageable, with summer heat and August closures less of a factor. As with most smaller properties in Rome, availability at peak periods narrows quickly; advance enquiry is advisable for Easter week, mid-September, and the December holiday window.
